What should I expect for move-in day?

Move-in day is always an exciting experience and with fully-furnished apartments and no utilities to set up it’s easier than ever! Cardinal Group Management has worked tirelessly to streamline the move-in day process and make it as easy for you as possible. Simply come to the leasing office at your appointed time on move-in day with your ID to pick up your keys and get settled in. Be sure to bring proof of insurance and a check or money order for your first installment of rent and any applicable security deposits. Pro tip: turn in those items ahead of move-in day to speed through the check-in process. If you have questions on the insurance requirements or your rent or security deposit amount simply call the leasing office and one of our friendly associates will help.

Are there any additional features included in the rate?

Your monthly installment plus a $59 service fee includes an all-access pass to Sol’s incredible amenities, resident events, and unrivaled service. You’ll enjoy free parking, a brand-new trolley to campus, and an unlimited utilities package. Inside your apartment you’ll have a full furniture package, a private lockable bedroom and bathroom, and plenty of space to study and entertain friends.

Is there a professional support staff on site?

Cardinal Group Management operates more than 150 student housing communities around the country. Our size and experience aptly equip us with the people, resources, and power to run our communities at the highest quality standard. Within our on-site leasing office is a full-time team whose job is to facilitate the leasing process and manage the resident experience. Our service personnel are a dependable and hands-on team dedicated to routine property maintenance and after-hours emergency calls. Residents are encouraged to make requests for maintenance assistance through the convenient online resident portal, by phone, or in person at the leasing office. Many students also vie for positions as Community Interns at our communities. Nicknamed “CIs”, students in this coveted role help with leasing, resident events, and administrative tasks. They also serve as liaisons, providing genuine, consistent, and valuable feedback from the residents’ perspective.

How can I connect with roommates?

Everyone is looking for something different in a roommate situation. On one hand, you and a group may have decided to find an apartment where you can live together. On the other, you may be eager to make new friends and meet new roommates. We can happily accommodate both scenarios. If you are looking for roommates, we offer a unique roommate matching service. We aim to pair students with similar interests using our perceptive roommate-matching questionnaire. The goal is always to blend similar lifestyles and preferences and create fulfilling friendships among residents.

Am I required to have renter’s insurance?

Cardinal Group Management requires $50,000 in liability insurance coverage for each resident. While residents are free to select any insurance vendor for the coverage, we have partnered with Multifamily Insurance Partners to offer the required liability insurance coverage to our residents at a very competitive rate. What kinds of community events do you have?

We offer a range of resident events from social gatherings, pool parties, and study groups. Not only is there free food and giveaways at most events, but they are also a great way to meet new people.

Can I bring Fido?

Yes, we love pets! Please ask our leasing team about our breed restrictions and required fees and documents. We even offer a pet park your furry friend.

What do I have to pay upfront?

When completing the application online, you will be prompted to pay the application fee and a non-refundable administration fee. Your security deposit and first month’s rent will be due prior to move in through our online Resident Portal.

How do lease guarantors work?

All residents are required to have a guarantor for their lease to financially guaranty the lease obligations. The guarantor must meet minimum credit and income requirements and sign the guarantor addendum to the lease. In the event a student cannot provide a qualified guarantor an additional security deposit will be required.

How long is my lease agreement?

SoL offers 12-month leases starting in August and ending July 31st of the following year.

What does an individual lease mean?

An individual lease provides each resident with their own separate lease agreement and responsibility for only their lease obligations. By signing an individual lease, you and your guarantor avoid the hassle of being responsible if a roommate doesn’t pay their rent.

What type of living options are available?

SoL offers spacious studios, one-, two-, three-, and four-bedroom apartments. They all come furnished and each bedroom comes with its own bathroom.
